Well, there’s no ‘one size fits all’ answer! Online property rental agents are essentially there to make your life easier as a landlord. Ideally, they’ll carry out the admin and management that comes with owning a rental property. This should free up your time so that you don’t need to worry about things like collecting rent and inspecting your property. If that sounds ideal to you, then a landlord letting agency may well be worth it. 

Yes, most agents will need you to prove you own the property before they’ll let it out for you – Purplebricks included. This is in everyone’s best interest, and makes up part of the compliance checks you’ll undergo when putting your rental on the market. 

In short, yes. You’ll need to tell your lender, as your mortgage will have specific terms set out, and renting your home out might not meet those terms. For example, it may change how risky your lender thinks it is to lend you money, and they might want to know more about the person living there, and the rent you plan to charge. 

In some instances, you’ll be able to let out your property under your initial mortgage terms. More often than not, though, you’ll need to switch to a buy-to-let mortgage.  

An Energy Performance Certificate (EPC) shows how energy efficient your property is. It gives potential tenants an idea of what their bills might look like. Legally, you’ll need one if you’re planning on renting out your property. 

They’re valid for 10 years – but if you’ve made any recent energy-saving updates to your property, it’s worth getting a new one. We can help you sort out your EPC – simply let us know when picking your package. 

A Gas Safety Certificate (GSC) is a document given to you by a Gas Safe Engineer after they have serviced things in the home like boilers, fires, and cookers, and checked that they’re in safe working order.  

And yes – you legally need a Gas Safety Certificate to let your property, including one for every gas appliance in your rental property. Your GSC needs to be reviewed every year. If you need help getting this sorted – let us know when you choose your package.
